4 Tips for selling your home

Hi there! Thanks for popping in today. The spring weather is the perfect time to think about selling your home. Here are 4 tips for you to consider before putting your house on the market…

Price your home right

Too high and no one will buy it. I know what it’s like to think your home is worth an actual $ amount, but then be forced to sit with little or no offers for months and months. A well-priced home will move quicker (also saving you $$ in the long run in terms of interest you might be paying on your mortgage and real estate advertising fees). Make sure you invite a few (at least 3!) agents to your home for a valuation. This will give you a good idea on the price. Also don’t go with the highest (just because it’s the highest!), always do some research of your own. Sit with the real estate guide in your lap for weeks leading up to putting your home up for sale so you can really get to know your suburb and it’s expected pricing.

Marketing strategy

Think about how you will do this and really discuss this with your agent. We know the internet has a very big hand in selling properties, but you will need to think about how you present your home via the internet. The photography, a walk-though video, signage, 3-D floor plan?? And will you have scope to market your property via your own means ie. a Facebook page or through sharing it online?


I love looking at real estate. It’s one of my most favourite things to do online. It really stands out to me when people are so serious about selling their home based on their presentation. Once you’ve decided to sell, you need to train to your brain to recognise that the home isn’t your home anymore. The emotion needs to go. It will mean that almost half of your stuff has go to before your home is photographed for sale. I know that sounds like a lot! It’s not just about how clean your house it, it’s more about allowing a new owner to imagine themselves living in your home. They won’t have the same taste as you, so you need to think about minimizing EVERYTHING. There are some great people out there who specialise in doing this for you too!

Be realistic

Agents usually say that anything offered in the first 30 days will probably be your best offer. This is when the excitement of a new property will stir up potential buyers. If you’re not willing to budge on the price in the first 30 days after an offer then you might be hanging for months and months. Also be real about the feedback you’re being given. Ask the agent after an ‘open house’ what the buyers were saying. If feedback relates to space, furniture or price, then these are things you can address. Maybe your presentation needs some more work, or your pricing is a little off. Feedback early on is good! It gives you time to adjust.
