It is not glamorous, and you will never see it once the walls are up, but airtightness is one of the most important details in building an energy-efficient home. It is a game-changer that most people overlook, yet it has a massive impact on comfort, running costs, and sustainability.

As part of my own 8-star energy-rated build, airtightness was a non-negotiable. Every join, corner, and gap has been carefully sealed with specialist airtightness tape to create a continuous barrier that lasts for decades. It is one of those features that hides behind the walls but makes a noticeable difference every single day.


What Airtightness Actually Means

Airtightness refers to how well your home prevents unwanted air from moving in and out. Without proper sealing, small gaps and cracks around walls, windows, doors, and ceilings can leak air, making your home harder to heat and cool.

In an airtight home:

  • Warm air stays inside during winter
  • Cool air stays inside during summer
  • Draughts are eliminated
  • Energy efficiency improves significantly

This small detail is one of the key reasons my new home will achieve an 8-star energy rating.


Why It Matters for Comfort and Costs

Airtightness might sound technical, but you will feel its benefits every single day:

  • Lower energy bills: Less heating and cooling is needed to maintain a comfortable temperature.
  • Consistent indoor climate: No more cold spots in winter or overheated rooms in summer.
  • Healthier indoor air: Reduced draughts mean fewer allergens, dust, and outdoor pollutants entering your home.
  • Long-term protection: Airtight sealing helps prevent moisture from getting into the structure, reducing the risk of mould or rot.

A Hidden Feature With Lasting Impact

In my build, we used specialist airtightness tapes and membranes on every connection, corner, and penetration point. Once the walls are up, you will never see any of it, but the results are incredible. A home that is warmer in winter, cooler in summer, and much cheaper to run.

Airtightness also works hand-in-hand with other energy-efficient choices, like double-glazed windows, quality insulation, and passive solar design, to achieve a truly sustainable and comfortable home.


Airtightness is one of those invisible details that can completely transform the way your home performs. It is not flashy, and most builders will not talk about it, but if you are aiming for a higher energy rating or just want a home that is easier and cheaper to live in, it is essential.

My 8-star build has taught me that sometimes the things you do not see make the biggest difference. You will never notice the airtightness tape, but you will feel the comfort and cost savings every single day.
