Nice. I really like it. A few simple changes – I’d lose the lounge and squish it up. The guest room doesn’t need an ensuite either. I’d add a mudroom. Love the pantry and master lay out

This is a very good plan. Thankyou for sharing Katrina. I always look forward to your weekly posts as I am a bit of a house plan junky myself. If finances and the block size allowed, it would be interesting to see the floor plan if you extended the width by about 1200 to allow for a wardrobe behind the bedhead (not sure what they call them) leaving the existing WIR are to become a smaller coat closet, main bedroom/bathroom linen or open shelving. This would also allow for easier access from the ensuite to the WIR. I would not extend the width of the ensuite but use the space to have a coat closet/ extra robe area along the wall as you walk in Extend the butlers pantry into the WIR by about half to allow for the exterior side to become a servery to outside. The laundry would end up 1200 longer which is always a good thing. The lounge room could benefit by being able to fit a pool table or bar maybe. Garages can always use more space so a bonus here. The guest bedroom doesn’t need to be any bigger but would be as a consequence. Don’t know if it needs its own ensuite but possibly look to do a better arrangement that incorporates the powder room. Possibly three way bathroom particularly if you were installing a pool it may be handy for better access for others not just guests. Don’t know what you think but I always struggle with the robe part of a guest bedroom. Most guests bring a suitcase or overnight bag and it ends up on the floor with it being opened up against walls, pushed up against walls or thrown with its grubby wheels on the “special” linen we all put in the guest room. I have been that guest sometimes myself and always find this area a challenge. Going back to money being no object, a two-way fireplace from the family room to the courtyard may be nice. I don’t know how this house would go in Sydney trying to heat it. Cheers
